Leasehold is by far the most preferable option for Real Estate investment for foreigners in Indonesia due to the security of legal entitlement that comes with Leasehold. Leasehold is the most common form of ownership particularly in Asia

Current Indonesian Law does not allow foreigners to hold direct Freehold Land Title in their own names.

The price is inclusive of a 50 year Lease of the Land and your Villa, this Lease will be in your name. A full furnishings pack is also included. An optional further 25 year Lease will also be made available at a minimal cost therefore totalling 75 years.

Purchase Process
The purchase of a Villa will be controlled by the following contractual agreements between the Purchaser and the Developer.

• Binding Sale and Purchase Agreement

• Maintenance Agreement

• Owner's Charter

• Indonesian Lease Agreement on handover

The purchase process is linked to the construction schedule, from the initial reservation deposit to the final payment 1 month after completion of construction.

Terms of Payment

1. Initial Holding Deposit

2. First Payment 10% on signing this Agreement less the Initial Holding Deposit

3. Second Payment 20% to be paid within 30 Days of signing this Agreement

4. Third Payment 30% to be paid upon 50% completion of the Villa

5. Fourth Payment 30% to be paid upon 75% completion of the Villa

6. Fifth Payment 5% to be paid upon the Villa being completed

7. Sixth Payment 5% to be paid within 1 month of completion of the Villa
